2. Use of the Website

• Accuracy of Information: You agree to provide accurate and up-to-date information when using our services.
• Lawful Use: You agree to use this site only for lawful purposes in accordance with our terms and conditions.
• Prohibited Conduct: Unauthorized use of this website, including but not limited to posting false or misleading information, harassment, or spamming, is strictly prohibited and may result in legal action.

3. Point-Based System

• Point Purchase: Points can be purchased through our secure PayHere payment gateway. All sales are final and non-refundable except as required by law.
• Point Usage: Points are used to publish property listings (50 points per listing, valid for 3 months) and boost listings (5 points per hour).
• Point Validity: Points do not expire but property listings expire after 3 months and must be renewed.
• Point Transfer: Agency administrators may distribute points to their agents. Points are non-transferable outside of agency structures.

4. Property Listings

• Platform Role: CommercialProperty.lk serves as a platform for property listings. We do not own, sell, or guarantee any properties listed on our site.
• Advertiser Responsibility: Users are solely responsible for the accuracy, legality, and legitimacy of their property listings.
• Content Standards: All listings must comply with Sri Lankan laws and our content guidelines. Listings must not contain false, misleading, or inappropriate content.
• Right to Remove Listings: We reserve the right to refuse, delete, or remove any listing at our sole discretion, especially those that violate our terms, use inappropriate language, or spam the site.
• Listing Validity: Property listings are valid for 3 months from the date of publication. After expiration, listings must be renewed for an additional 50 points.

5. User Accounts

• Account Security: You are responsible for maintaining the confidentiality of your account credentials.
• Account Types: Different account types (Agent, Agency Admin, Property Owner, Superadmin) have different privileges and restrictions.
• Agency Membership: Agents can belong to only one agency at a time.
• Account Termination: We reserve the right to suspend or terminate accounts that violate these terms.

6. Transactions Between Users

• No Involvement in Transactions: Any disputes arising from the reservation, purchase, or sale of properties displayed on CommercialProperty.lk are solely between the buyer and seller.
• No Mediation: We will not mediate disputes and cannot be held liable for any claims, losses, damages, or wrongdoing by either party.
• No Endorsement: We do not vet advertisers, guarantee their services, or assume responsibility for services provided by users.
• Due Diligence: Users are advised to conduct their own due diligence before entering into any property transactions.

7. Payment and Refunds

• Payment Processing: All payments are processed securely through PayHere payment gateway.
• Pricing: Point packages are priced as listed. We reserve the right to change pricing at any time.
• Refund Policy: All point purchases are final and non-refundable except as required by law or in case of technical errors.
• Failed Transactions: If a payment fails, points will not be credited to your account.

8. Limitation of Liability

CommercialProperty.lk and its affiliates will not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from:

• Use or inability to use our services
• Errors or omissions in property listings
• Unauthorized access to your account
• Transactions between users
• Technical failures or interruptions
• Loss of data or business

9. Intellectual Property

All content on this website, including text, graphics, logos, images, and software, is the property of CommercialProperty.lk or its content suppliers and protected by copyright laws. You may not reproduce, distribute, or create derivative works without our express written permission.

10. Termination of Service

We reserve the right to terminate or suspend your access to the website immediately, without prior notice or liability, for any reason whatsoever, including without limitation if you breach these terms and conditions. Upon termination, your right to use the Service will immediately cease.

11. Changes to Terms

We reserve the right to modify these terms at any time. Changes will be effective immediately upon posting to the website. Continued use of the site after changes constitutes acceptance of the updated terms.

12. Governing Law
